Apartment Complexes Sharp Increase in Occupancy Rate Due to Security Systems Feature
While it is difficult for real estate agents to sell homes, some have released a projection that indicates a rise in lease agreements because the rising number of people who lose their homes out of foreclosure would be opting to rent. But somehow, no matter how logical this projection is, it has been proven to be faulty because three of our new apartment complexes are still 60% vacant. This is incurring operating losses on the company’s end, and needed to be addressed first and foremost.
While looking into what causes the lull in rents during this time that more ex-homeowners are becoming tenants, we decided to increase the value of our apartments by installing security cameras in every common access area and passage area and security systems for every apartment.
In our marketing and advertising efforts, this was a feature that we highlighted. We had to convince the tenants about the safeguarding of what is left of their investments and valuables due to the dire economic situation caused by the global economic downturn. We definitely saw the rise of people in our potential tenants list whom we followed up every now and then. In just a matter of two full months, we just have three apartments left out of all three complexes. It was not just media hype. The added security and safety value is but a way to make sure the tenants were indeed well taken care of. We wanted to afford them the peace of mind that must have been deprived of them after those long ordeals with banks and debt recovery people.
Addressing the risk factors of having a house without Home Security Systems involve many issues including cost, cultural differences, access to information and informed decision making. The costs and impact of many risk reducing security actions are easier to measure at the Individual/familial level than at the community and society levels. So let’s begin discussing about how my family has resorted to DIY Security Systems. According to my husband, a policeman, there is an ongoing research to determine the effectiveness of general crime prevention at home as opposed to the targeting of solving the presence of crime itself. There are perceptive variations related to security seeking behaviours and individual choice and responsibility for security promotion, maintenance and management. There are also significant differences in the relationships between the security forces (e.g. the police) and the public in terms of sharing information and making homes a safer and more secured place.
Access to and use of accurate, relevant, unbiased information is important at all levels from the individual to the police and the policy makers. Here in the US, the awareness about the lack of home security and the consequences of this is low. Hence there is an obvious case for more information in terms of home-security. The initiative of husband’s local police department, aims at ensuring that individuals and families has access to an informed home security decision. An example of the benefits of home security information is the sudden and sustained reduction in crimes brought about by the lack of home- security. Hence, there is an need for informed individuals to disseminate the information about the importance of home security. Simultaneously, organizations and the local police should never tire of reminding the public to have home security system that will protect them from crimes like burglary, or worse, crime-related death that may happen in their homes.
